Terms of Service

By accessing or using the Luxury Isles platform ("Platform"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use the Platform. These Terms apply to all visitors, guests, villa owners, and others who access or use the Platform.

Luxury Isles is a curated marketplace that connects travelers ("Guests") with luxury villa and property owners ("Owners") in the Philippines. We facilitate introductions and booking inquiries but are not a party to any agreement between Guests and Owners. All bookings and rental agreements are made directly between the Guest and the Owner.

You must create an account to access certain features of the Platform. You are responsible for:

• Maintaining the confidentiality of your account credentials
• All activities that occur under your account
• Providing accurate, current, and complete information during registration
• Promptly updating your account information if it changes

You must be at least 18 years old to create an account. We reserve the right to suspend or terminate accounts that violate these Terms.

All booking inquiries submitted through Luxury Isles are subject to confirmation by the property owner. A booking is only confirmed when both parties have agreed to the terms and a deposit has been paid.

Deposits: Most properties require a deposit of 30–50% upon confirmation. Deposit terms vary by property.

Cancellations: Each property has its own cancellation policy, which will be communicated clearly before booking confirmation. Cancellation fees may apply.

Refunds: Refund eligibility depends on the specific cancellation policy of the property booked. Platform service fees are non-refundable.

Luxury Isles is not responsible for payment disputes between Guests and Owners.

As a property owner listing on Luxury Isles, you agree to:

• Provide accurate and up-to-date information about your property
• Respond to booking inquiries within 48 hours
• Honor confirmed bookings unless an emergency arises
• Maintain the property to the standard represented in your listing
• Ensure your property complies with all applicable laws and regulations
• Obtain all necessary permits and licenses for short-term rental
• Not discriminate against guests based on race, religion, nationality, disability, or any other protected characteristic

As a guest booking through Luxury Isles, you agree to:

• Provide accurate information when making inquiries and bookings
• Comply with all property rules and house policies
• Treat the property and its contents with care and respect
• Not exceed the maximum occupancy stated in the listing
• Not organize events, parties, or large gatherings without prior written consent
• Leave the property in the condition in which it was found
• Report any damages or issues to the owner promptly

You agree not to use the Platform to:

• Post false, misleading, or fraudulent information
• Circumvent the Platform to conduct bookings directly (for first-time connections)
• Harass, threaten, or harm other users
• Violate any applicable laws or regulations
• Attempt to gain unauthorized access to any portion of the Platform
• Use automated tools or bots to scrape or access Platform content
• Post content that infringes on intellectual property rights

The Luxury Isles Platform, including its design, logos, content, and software, is owned by Luxury Isles and protected by copyright, trademark, and other intellectual property laws. You may not copy, modify, distribute, or use any Platform content without our prior written consent. By submitting content (such as property photos or descriptions) to the Platform, you grant Luxury Isles a non-exclusive license to use, display, and promote that content in connection with our services.

Luxury Isles acts as an intermediary platform and is not liable for:

• The quality, safety, legality, or accuracy of property listings
• The conduct of guests or owners
• Any damages, losses, or injuries arising from a stay at a listed property
• Disputes between guests and property owners
• Cancellations, modifications, or interruptions to bookings
• Loss of personal belongings during a stay

Our total liability to any user shall not exceed the total fees paid to Luxury Isles in the 12 months preceding the claim.

These Terms shall be governed by and construed in accordance with the laws of the Republic of the Philippines. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of Metro Manila, Philippines. If any provision of these Terms is found to be unenforceable, the remaining provisions will continue to be valid and enforceable.

We reserve the right to modify these Terms at any time. We will provide notice of material changes by posting the updated Terms on the Platform with a revised "Last Updated" date. Your continued use of the Platform after such changes constitutes your acceptance of the new Terms.
